These Terms & Conditions apply to all bookings made with Villa Dolce Vita via https://bookings.villadolcevita.eu/public or any affiliated channels.
1. Booking Process
  • Bookings can be made directly through our website or third-party platforms (e.g., Airbnb, Booking.com).
  • A deposit (typically 30–50%) may be required to confirm the booking.
  • Full payment must be made [Insert days] before check-in unless otherwise agreed.
2. Pricing & Taxes
  • All prices are in euros (€) and include VAT.
  • Tourist tax (“tassa di soggiorno”) may be charged separately in accordance with local municipality regulations.
3. Cancellations & Refunds
Unless otherwise stated:
  • Free cancellation up to 30 days before arrival
  • 50% refund for cancellations made 15–29 days before arrival
  • No refund for cancellations less than 14 days before arrival
No-show = no refund Note: Different policies may apply for high season or promotional rates.
4. Check-In / Check-Out
  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM
  • Valid government-issued ID/passport is required at check-in (as per Italian law)
Late check-out or early check-in must be arranged in advance and may incur additional charges
5. Guest Rules
  • No smoking inside the property
  • Pets: Allowed — advance notice required
  • No parties or loud music after 10:00 PM
  • Guests are responsible for any damage caused during the stay
6. Liability
Villa Dolce Vita is not liable for
    • Theft, loss, or damage to guest belongings
    • Accidents or injuries occurring on the property
Interruptions of services outside our control (e.g., water, power outages)
7. Force Majeure
We are not responsible for cancellations or changes due to unforeseeable events such as natural disasters, pandemics, government actions, or travel bans.
8. Governing Law and Jurisdiction
These terms are governed by Italian law. Any disputes arising shall be submitted to the exclusive jurisdiction of the courts of Massa Marittima, Italy.
